WATER STREET TAMPA SIGNS THREE NEW RETAIL LEASES IN AUGUST

Development Continues to Attract Local and National Companies to Evolving Business District

TAMPA, FL (August 3, 2021) – Strategic Property Partners, LLC (“SPP”) today announced that they have signed three new commercial real estate leases at Water Street Tampa this month. Retail leasing has continued to boom at the mixed-use development, where nearly a dozen new leases have been signed this year. The new tenants include the international boutique fitness studio, Orangetheory Fitness, a regional coffee shop debuting its first location in Tampa, Shortwave Coffee, and a local staple expanding within the city, Chill Bros. Scoop Shop. With Water Street Tampa’s Phase One completing later this year, the new tenants will be exciting additions to the already diverse array of wellness and culinary offerings soon opening at the 56-acre mixed-use development.

“Water Street Tampa is the prime new destination for shopping, dining and entertainment in one of the nation’s fastest-growing cities,” said Lee Schaffler, Chief Portfolio Officer for SPP. “We pride ourselves on bringing national, regional and local businesses into our retail spaces, as our vision for creating a true downtown experience wouldn’t be the same without a great mix of both established and emerging concepts. We’re thrilled that tenants like Orangetheory, Shortwave Coffee and Chill Bros. recognize the value of establishing a footprint at Water Street Tampa.”

Celebrated for its science-backed approach to fitness, Orangetheory will be located in the retail space of the Cumberland Avenue parking garage in Water Street Tampa, adjacent to Thousand & One, the neighborhood’s newest trophy office tower. The location will offer heart rate-based total-body group workouts that combine science, coaching and technology to guarantee maximum results to members when they open this fall. Water Street Tampa prioritizes mental and physical well-being as part of its certification as the first pre-certified WELL neighborhood in the world.

Shortwave Coffee, an award-winning craft coffee shop, roastery and café based out of Columbia, MO, will open its first location in Tampa at Sparkman Wharf in early 2022. The café will be located in one of Sparkman Wharf’s premium ground-floor retail spaces. The business roasts its own coffee beans, and will serve espresso based drinks, freshly brewed coffee and tea, as well as breakfast, lunch and bakery items. Shortwave Coffee will also provide full espresso bars and coffee catering in addition to pop-up café events. The café brings another premium coffee, breakfast and lunch option to Water Street Tampa and will serve the growing population of office tenants at Sparkman Wharf and throughout the neighborhood.

Chill Bros. Scoop Shop, founded by and named after the Tampa-native Chillura brothers, is expanding in Tampa at Water Street Tampa. Their location will be situated at the base of Cora, the new apartment building that rises 23 stories along Cumberland Avenue and began leasing last month. Chill Bros. crafts ice cream, waffle cones and toppings locally, and employs an impressive team of pastry chefs and master gelatiers to ensure every scoop has the perfect flavor. They will sell their traditional American-style ice cream — an all-natural custard base made from Florida milk and cream, egg yolks, pure cane sugar and a dash of salt – when they open in early 2022.

“These three new tenants perfectly encapsulate our goal to offer a diverse variety of retailers at Water Street Tampa,” added Susan Martin, Vice President of Retail and Place Management for SPP. “From

local grocers and pizza joints, to fitness centers, cafes and ice cream shops, we strive to provide a wide array of choices to all those who live, work and play here.”

In addition to the three new retailers, Water Street Tampa will also welcome an expansion of Naked Farmer, the farm-to-table restaurant that captivated residents and guests at Sparkman Wharf. Evolving from their shipping container outpost, Naked Farmer will operate a full-service restaurant at the base of Thousand & One, which opened to office tenants earlier this month.

These three lease-signings follow eight additional retail announcements for Water Street Tampa earlier this year, including Fit Bowl Co. Superfood Bar, Murph’s BBQ, Noble Rice, BurgerFi, The Battery, Coldwell Banker and 7th + Grove South at Sparkman Wharf, and the evolution of The Corners Pizza into 3 Corners, a new restaurant at Heron, the first residential building to open in the neighborhood. Additional retailers throughout the neighborhood include Jeni’s Ice Cream, Joyful Notion, Splitsville, F45, Jotoro, Edison’s Swigamajig, Gallito, Flock and Stock, Main Ingredient, Modern Paws and GreenWise Market, which is slated to open this summer.
