STRATEGIC PROPERTY PARTNERS ANNOUNCES AND REVEALS FIRST LOOK INSIDE WATER STREET TAMPA’S NEWEST RENTAL RESIDENCES

Tampa, Fla. (October 1, 2020) – Strategic Property Partners, LLC (“SPP”), the Tampa-based developer behind the 56-acre Water Street Tampa neighborhood, today announced the name and released the first interior images of 815 Water Street, the first residential building slated to open in the district early next year. Comprised of rental residences, the building will be called Heron. The name, drawing upon inspiration of the building’s design and physical setting, is intended to evoke the calm, beautiful and iconic Florida shorebird always easily identified in the sky or at the water’s edge.  

With the design of the building led by world-renowned architect Kohn Pedersen Fox Associates (KPF), along with landscape architecture by Raymond Jungles and interiors by Cecconi Simone, Heron features 420 residences across two towers connected by a rooftop garden and first-floor retail, including a brand new Greenwise Market by Publix. The architecture and interior design celebrate the city’s natural beauty by leveraging biophilic design principles and introducing finishes including board-formed concrete, textured wall panels, matte metals and woods, all against the backdrop of lush greenery and the downtown waterfront.

Heron will offer a collection of one-, two- and three-bedroom apartments, each featuring a spacious terrace with breathtaking water or city views. Residence features include floor-to-ceiling windows, Caesarstone quartz counters, custom European cabinetry, and state-of-the-art kitchen appliances by Fisher & Paykel.  Both towers at Heron will offer residents a full range of rooftop amenities, including a landscaped rooftop pool with cabanas, outdoor kitchen and barbecue areas, a full fitness center, bar and lounge spaces – all complimented by 360-degree views of the City and Hillsborough Bay.

Designed to enhance walkability and an active street-level experience, Heron will also be home to 40,000 square feet of ground-level retail space, including the region’s first re-imagined Greenwise Market by Publix, and other supporting restaurants that will be announced soon. In addition, Water Street will be lined by a 45-foot wide sidewalk and outdoor seating area that will be shaded by an extensive tree canopy, Channelside Drive will have an expanded sidewalk lined with new trees and landscaping, and Beneficial Drive will feature a new gateway to the Riverwalk featuring lush landscaping and a public plaza anchored by a sculptural six-story tree column.

Pre-leasing for residences at Heron will begin in late 2020 with first move-ins scheduled for March 2021.

Heron will be the first of three rental residental offerings to open as part of Water Street Tampa’s first phase of development. The three distinct buildings will offer a diverse range of housing options for those seeking homes in the neighborhood.  Located downtown and in the core of Water Street Tampa, each of the new  residences will also benefit from close proximity to offices, restaurants, shopping, cultural and entertainment venues, the Riverwalk and nature.
