Affiliate of Strategic Property Partners Acquires Properties in Downtown Tampa
Property to serve as new offices, marketing center for development venture
Tampa, Fla. (March 24, 2017) – 802 Whiting, LLC, an affiliate of Strategic Property Partners (SPP), acquired two properties in downtown Tampa, including the event space known as District 3, the real estate development company announced.
SPP will convert the existing 20,000-square foot District 3 event space for it to serve as the long-term office space for the real estate venture as well as a marketing center for the project and community events space. SPP plans to move into its new offices in early 2018.

As we prepare for construction to begin on our phase 1 projects in 2018, our office space requirements have evolved, and our staff has grown,” commented James Nozar, CEO of SPP, upon making the announcement. “District 3 space is ideal for the collaborative work style that our staff enjoys, and we are excited to breathe new life into this historic property.”
The structure at 802 E. Whiting Street was built in 1921. It is one of only a few older structures that remains in the southern downtown area. The building functioned as the Knight Paper Company and Adams- Kennedy wholesale grocers, before becoming an event space. The building structure and history will define the inspiration for the conversion. The interior architecture will emphasize the ceiling heights, and the loft-like space is ideal communal work spaces. The existing brick walls and wood joists will be left exposed and incorporated into the design, staying true to the character of the building.
In total, the acquired site is 0.76 acres, composed of two parcels. The parcels are located respectively at 802 East Whiting Street, which currently functions as the District 3 arts and event space; and 817 East Washington Street, which currently houses 12,000-sqaure feet of office space. The current tenant at 817 East Washington Street will remain. Franklin Street, which manages Channelside Bay Plaza, will seek to re-lease SPP’s existing office space within the Plaza once SPP has relocated.
